There is a game room with a pool table on the lower level and a hot tub for winding down and enjoying evenings under the stars. You will find rest and relaxation here and plenty of ways to keep the kids entertained.The kitchen is well equipped with a gas range, dishwasher, refrigerator, Keurig coffee maker (complimentary coffee provided), pots, pans, bakeware, cutting boards, microwave, knives, basic spices and just about everything you'll need for cooking and entertaining! The casual breakfast nook overlooks stunning Lake Travis views. Enjoy your morning coffee on the patio and evenings on the deck grilling on the propane grill (propane provided) as you watch the sun set over the lake. Each bedroom has it's own in-room TV and curtains to help you sleep in (vacation mode!). There are four bedrooms and 3.5 bathrooms. On the main level, you'll find the master bedroom with an ensuite bathroom featuring a spa tub and beautiful lake views. On the main floor is also a half bathroom. No glass of any kind is permitted in or near the hot tub. If broken glass is found in the hot tub, guests may be responsible for the cost to drain and clean the hot tub.2. Parents/Guardians must closely supervise their toddlers and children at all times. 3. Well-behaved and well-trained pets may be permitted with prior approval from the host. An additional fee of $150 for the first pet for the duration of the stay and $50 for the second pet applies (2 pets max). Pets must be treated with flea & tick preventative and up to date on shots.4. No Unregistered Guests. Please abide by occupancy limits. A maximum of 13 people may be on the property at any given time. People other than those set forth above may not be on the property. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, the security deposit (also called “damage deposit”) will automatically become forfeited and guests may be asked to leave without refund and a $250 service fee.5. The property is privately owned; the owners nor property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners, Bonhost LLC and its representatives are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.6. No illegal substances are to be used, sold, or distributed on the property. 7. No parties and/or loud music. Please respect the neighbors and their privacy. The property is equipped with a noise monitoring system. Excessive noise may result in termination of your stay without refund.8. Keep the property and all furnishings in good order and leave it as close to how you found it. 9. No Smoking. The security deposit (also called “damage deposit”) will automatically become forfeited for smoking indoors and additional remediation expenses may be imposed.10. Only use appliances for their intended uses.11. Practice safety at all times. 12. Parking: Please park in the driveway or on the street in front of the hose. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.13. Housekeeping: Please keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture. 14. Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM. 15. Weather, Disease, Acts of God and Unforeseen Circumstances:Bonhost LLC, nor homeowner, and their respective representatives, are not liable for any inconveniences, delays or Guests inability to access a unit as a result of any temporary or permanent issues which arise from weather, construction, road closures or conditions, natural disasters, reasons for travel including the cancelation of events or conferences, government orders, diseases, pandemics, viruses, illnesses, closings, pollution or other acts of God which are beyond Bonhost LLC’s control. By swimming in the vacation hot tub, I recognize and fully understand certain things, including:• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the hot tub and are responsible for all persons using the hot tub during your stay.• My use of the hot tub facilities during my stay involves certain risks, including but not limited to:1. The risk of injury resulting from possible malfunction of the hot tub equipment;2. The risk of injuries resulting from tripping or falling over obstacles in the hot tub area;3. The risk of injuries resulting from heat exposure.4. The risk of other injuries resulting from participating in any action in the hot tub.• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming.In exchange for the Owner allowing me to utilize the hot tub and area during my stay, I hereby agree to the conditions below.
