十二橡樹旅館(Twelve Oaks Inn)

The facility is older, run down and is in need of a good cleaning. A power washer and some fresh paint would go a long way. Has a pool. Breakfast isn't worth your time. Plenty of other good options available in the area. Definitely would not return for a few years....

For a 1 night stay it was fine. We had 3 rooms and 1 was fine, 1 the door wouldn't open without jiggling the handle, & the other the toilet backed up and didn't work in halfway through the stay. The breakfast was fine. The check in was quick and efficient.

The facility is a bit older, but very clean. It was the end of the year, so the facility was quiet. The staff was helpful with directions. The breakfast was good, though no eggs on Sunday. The room was clean, quiet and very accessible. Good stay to see friends in the area.

Older motel in need of rennovation. It was fine for the price. Smaller tv, older furniture, pillows uncomfortable. The beds weren't too bad. I would say 6 out of 10 on cleanliness, mainly because the lavatory wasnt clean, just wiped out and some gross stuff was in there. I asked for more towels the 2nd day, and they were in our room when we returned from our outing. Cant comment on the breakfast as we didnt eat there. Overall, for what we paid, it suited our needs.

Very friendly staff, great room , nice and clean. Comfy bed .no issues .Will definitely stay here again

Checkin was easy and fast. We were on the second floor almost above the office, the carpet needs replaced, beds were ok a little to firm for me but it was only one night. You can hear others making noise in the rooms behind us and on the one side but not to much, had a pretty good breakfast the usual eggs and sausage plus biscuits and gravy but two of my favorites but we have stayed here several times and will surely stay again we come to Branson to have fun not stay in a motel room, the price was very good we’re satisfied with 12oaks

The property appeared to be clean, but there was roaches dead and crawling...I immediately left YUCK Was not happy that travelocity would not refund my money 😡

My wife had food poisoning, we were forced to leave the Hotel within one hour of us checking-in. ******* & the Hotel didn't refund our money. NOT FAIR

Have stayed here many times and will stay again. They are very accountable my need of ground floor rooms.
