Clean room, close to bus stops and great beach nearby - Portobello Beach within walking distance, about 10 minutes and lovely restaurants at the beach. Would be helpful to have a blow dryer and washing/dryer available. Waisted a day of our vacation taking a bus and paying 14 pounds for one load of laundry. Also got a cold from leaving with wet hair everyday. Would be advantageous to have a sign on the dining room as all doors are always closed. It’s helpful to download the Traveline Scotland to figure out the bus/tram lines and times. A guestbook with information such as the above with recommendations for restaurants nearby would be good.

Pros: near the bus line, walking distance to Portobello, clean Cons: awful bathroom, a shower hose in a tub with no hanger and no curtain next to a big window with a ripped shade so I had to crouch in a tub to bath breakfast was very minimal with prepackaged cereal and some kind of packaged snack cake no greeting or customer interaction portapotty and debris in the front yard The picture does not do this house justice, when we went last month I was shocked at how bad it looked especially with the portapotty, broken gate and debris in the front yard and the above mentioned bathroom. Even if it is being renovated it comes off just dirty and messy. The housecleaning ladies were in daily in the public areas and very nice, however I can not recommend this place to anyone at this time. The bright spot was that it was pretty terrible so we walked a lot and discovered Portobello which is a 15 minute walk away and where you could actually get a breakfast.

When we arrived, we were shown our room and told to ask if we required anything such as extra milk or coffee. The little milk pots had curdled and when we knocked to ask for more, we did not get an answer. We didn’t see the owners again after arrival.

Cold, uninviting room that looked nothing like the ones shown on this page. Blue stains on the bathroom wall which no one had bothered to clean away apparently. Next to no water pressure in the sink. Creaky floorboards. Room situated next to the entrance of the guesthouse and you can hear everything from the other side of the door. View from the window in the corner of the room looked like it was facing a dump.

First off. No breakfast,room totally deserted tried 3 times over an hour knocked on doors no answer, place totally deserted. Needed advice on buses or trains on how to get into city centre and no- one or any leaflets or taxi numbers. Place is run from abroad I think. I’d advise you to look elsewhere

Very disappointing, no personal interaction with anyone, no reception, no meals, squeeky floorboards, tiny toilet/shower, cramped room, other guests hammering on front door during the night - not at all what we expected
