Mooi ingericht huis, elk detail klopt! Een ontbijt zoals nooit tevoren; supermooi ingerichte kamer met een uitgebreid ontbijt van: yoghurt, muesli, verschillend voorgesneden zacht fruit en pompelmoes, vers appelsiensap, croissant, toast, verschillende confituren, en spek, eieren, gerookte zalm, toast avocado op vraag. En dit alles geserveerd op wondermooi servies! Perfect mooie kamer met perfect schone badkamer met een bad in de zon!

Beautiful house, full of art and period pieces. They were thoughtful and generous hosts, provided excellent breakfast options, and we were very well looked after. It is close to the station and seafront. It was a treat to stay there and the rooms were very comfortable and stylish.

Anne's House provides a gorgeous location to enjoy the Hastings area. The house has a wonderful homely feel, and is furnished and decorated just beautifully. The room we stayed in was lovely: extremely luxurious and well appointed, with everything provided for guest comfort. The décor is beautiful, with high quality furniture and an extremely comfortable bed. The owners of Anne's House are wonderfully friendly, helpful, kind and generous, providing a very welcoming and comfortable atmosphere. The food options were incredible: delicious homemade cake on arrival, and a splendid breakfast full of fresh and local or homemade options. There is easy and safe parking on the street in front of the house, and Hastings sea front is a short walk away. The road itself is quiet. The view from the room was lovely across to the East Cliff and the castle, with the sea beyond. We had such a lovely stay, and highly recommend Anne's House to anyone wanting a quiet break in blissful comfort away from it all.

I recently stayed at Anne’s House with my mother, who is also disabled. We could not have had a more comfortable stay. Olivia and Michael take such pride in their home and the attention to detail they have taken in the house is wonderful. The room was beautifully designed and you feel a sense of calm the moment you enter. Freshly cooked breakfast was served each morning which was made with locally sourced produce. Michael and Olivia were always on hand to offer advice regarding the surrounding areas. They were also accommodating having a disabled guest and strived to make our stay as comfortable as possible. Their home is perfectly located with a 10 min walk to Hastings Pier. Would highly recommend. Charming home and lovely owners.

Anne’s House is one of the most welcoming, stylish, comfortable and relaxing guest houses we have ever stayed at. The house is exquisite and so beautifully furnished and decorated. Olivia and Michael were excellent hosts - they were charming, very attentive and made us feel very welcome. Our room was immaculate - so comfortable, beautifully furnished and very relaxing. The superb breakfast was served in a delightful dining room - an excellent start to our day. We do, of course, highly recommended Anne’s House - we look forward to our next stay there. We could not have enjoyed our stay more. We were offered tea in the garden as soon as we arrived. We admired the roses and basked in the sun. The hosts gave us good recommendations for our evening and we returned to find reference books that would shape the rest of our trip. The hourse is incredibly comfortable and beautifully decorated with an artistic eye. Our breakfast was delicious. We ate a lot and didn't regret it. Because our party booked both rooms we were able to see both and they are equally attractive. The turret room has a fine mermaid and shell accent if you are feeling more seaside-ish. The hosts have a wide range of interests and it was east to connect with them. They were so charming and helpful.

Ein sehr schickes Haus, mit lieben Menschen als Gastgeber. Ein bißchen kommt man sich vor, wie im "Haus am Eaton Place". Das Frühstück ist sensationell, frische Früchte, die Frucht war bereits liebevoll aus der Schale gelöst, Eier jeglicher Art, Müsli, es lies keine Wünsche offen. Enjoyable stay with friendly hosts. But anyone with a mobility issue should be advised that the steps from pavement to front door are a struggle.

We stayed in Anne’s House for 3 nights at the end of February 2025. Michael & Olivia were charming & couldn’t do enough for us. The house itself is absolutely beautiful & we were made to feel at home. The bedroom surpassed all expectations & breakfast was a feast of beautifully prepared food. Anne’s house is a real gem, just a short walk away from Hastings town centre and the seafront. The hosts, Olivia and Michael, were very welcoming and did their utmost to make sure we were comfortable. Bathroom amenities included all that was required with some quirky details, which put a smile on my face. The bedroom itself was well stocked with a large selection of teas, very tasty cookies and fresh milk was available each day. The beds were very comfortable. The breakfast was made to order and freshly prepared by the hosts. Olivia and Michael are both knowledgeable about attractions and sights nearby and happily advised us. We felt truly pampered and will most certainly be back.

Very clean and comfortable room with a personal touch of homemade cookies. Excellent service and breakfast was great with a very good selection of cereals,yoghurt,fresh fruit crossiants, and full English if one wanted it. Very friendly atmosphere, and nothing was too much for them. Definitely would recommend it. Thank you, Michael, for a lovely few days.

What a wonderful week we had here. From here you can visit all kinds of beautiful places and you can walk to the beach. Olivia and Michael are friendly, welcoming and helpful. From tourist tips to chairs to borrow for the beach, wishes for breakfast, tea and cake if you get there around 3 p.m.! We had access to a beautiful bedroom and bathroom. You can also use their garden and you have your own sitting room.

I spent two comfortable nights and two delicious breakfasts at this wonderful English garden of a B&B, arriving in the afternoon to the question “Would you like tea and cake?” Decorated with portraits and florals, recurring shades of green, it sits on a hill above the railway (easy access, yet quiet) and overlooking the town, ruin, and Strait of Dover. Breakfast included fresh fruit, Greek yogurt, croissant, and my choice of cooked protein. I had avocado toast and sausage one morning and egg with mushrooms and roasted, homegrown tomatoes, the second. My restful white room with blue tiled fireplace and crystal chandelier included the view of William the Conqueror’s castle ruin on the distant West Hill. That pleased me. I had plenty of tea options in my room, plus oatmeal raisin cookies, all sealed in jars, and an electric kettle, bottle of charcoal-filtered water, tea cup, and a water glass. Michael and Olivia are lovely hosts, helpful in suggesting museums and restaurants. If I had planned ahead further or stayed longer, I might have noticed the musical events that were happening in town. However I was quite happy walking around the old streets, up to the castle and park, through the “twittens”, pausing at Christopher Foyle’s house, and stopping to paint scenes en plein air…I enjoyed a relaxing stay in Hastings, made more delightful and cozy because I stayed at Anne’s House.

I am a very particular traveller and this place far surpassed anywhere I have ever been. The house is beautiful the decor, cleanliness and attention to detail will far surpass your expectations. The breakfast, made from local produce is so fresh and delicious. The homemade cookies are melt in the mouth as was the cake. The room had my favourite teabags (tea pigs) and coffee - Kenco. The big bath and refreshing shower make the bathroom. Michael and Olivia are such lovely hosts that have paid so much attention to detail, from the beautiful little lemon serving bowl to the nautical themed glasses in the room. As a location it beats Brighton hands down! The only problem is that you need to make and effort to leave the sanctuary of the room as the bed and sheets are so comfortable. A truly luxury experience. Hope to be back.
