Just returned from the most amazing stay with Emma & Mark. The rooms are spacious and absolutely spotlessly clean. The bed was fabulously comfortable with phenomenally plump pillows and cushions. The bathroom was spotless with hand wash, body lotion, body wash/ shampoo provided. The towels are very large and oh so fluffy too. Breakfast options are plentiful, full English very good quality. And the fried egg, orange yoke too. Breakfast room also has an open fire which smells incredible. The lounge contains very comfortable chairs and a sofa with a log burner too. Absolutely delightful stay and can't wait to visit again in the warmer weather.

We had a one night stay over and it was lovely. The Old School house is everything you imagine of a traditional B&B in the Lakes. Room was lovely and clean. Bed was comfy, breakfast good and parking on the property helps when in Hawkshead which has limited parking available. Would definitely recommend.

Stayed here for 3 nights and it’s a wonderful cozy place,the rooms are very nice and the beds are so comfy. Emma & Mark are great hosts that can’t do enough for you. The breakfast choices are very good and well presented. Had an amazing time here 5⭐️

Stayed here as a child and wanted to return as fond memorys was just as good as I remember even with different hosts beautiful house and rooms very nice bed was very very comfy ! Breakfast was the best I've had very good quality ingredients mark was the best host absolutely brilliant 👏

Stayed here mid-July for my other half’s 30th. Lovely B&B, clean and comfy room, delicious and generous freshly cooked breakfast, very friendly and helpful host, can’t do enough for you. Bed was so comfy, bathroom was pristine, view was beautiful. The lounge is really nice although we didn’t make use of it. Will definitely be staying here again next time we’re that way. Could easily charge more for such a lovely place! Couldn’t find any paper to leave a thank you so hopefully Emma and Mark see this - thank you very much! Crackin’ job. From Max and Gillian

A gem of a place! What a wonderful stay we had here! On arrival it was a very simple self check in. We stayed in the garden suite which consisted of a lounge room and a bedroom. Both rooms were spotlessly clean and spacious with tv in both rooms, the bed is super comfortable and no shortage of tea and coffee supplies. The breakfast menu is extensive and very well cooked and presented. Mark and Emma are superb hosts and made our stay very comfortable. We would definitely recommend staying here as it is situated perfectly in Hawkshead, just a walk away from the shops and pubs. Thankyou for a lovely stay. Kath, Steve, Woody and Hana.

Stayed at The Old School House only for one night, shame it was not longer property was perfect. Full of charm, history and character. Room was perfect, spacious, nicely decorated and huge bed. Bathroom was new and gorgeous. Pleasant view over the front of the property and very peaceful. Excellent parking and perfect location to enable walking into town for shops and places to eat including convenient for everything Beatrix Potter. Fabulous owners, warm and welcoming. Great cooked breakfast. Will certainly stay again enjoyed our stay so much.

Stayed at this impressive guest house to celebrate our wedding anniversary. Lovely old building with plenty of character, set back from the road with ample off road parking. Spacious bedroom with comfortable superking bed and large en suite bathroom. Amazing breakfasts cooked by Emma with perfect poached eggs and served with a smile by Mark. Thank you both for looking after us so well.
