Stayed here to go let's rock and for any of you don't bother. Freezing cold rooms and 4 beds in one room held together with pop out wooden slates broke everytime sat on it and a sponge mattress on floor which was uncomfortable. Shower burned you alive with no option for changing temp. Restaurant full of staff that didn't really bother with service. Everything shut in mornings. The only nice thing was breakfast but hugely overpriced for what it is was. Limited tea and coffee and apart from clean beds it was old and filthy. If it wasn't for a friend booking I would have gone premier Inn.

It is quite cheap, but it is evident why sadly. The rooms look very tired. The shower is either scolding or freezing - there is just about enough hot water to run a bath. The cleanliness is very poor tho - this is the first time ive ever left no tip for housekeeping. In one top draw there were crisp crumbs from a previous guest and in the other the top draw had a bag of sugar and a soft cheese triangle - this draw was not refrigerated - i sadly spotted tgis on my last night so couldnt raise it. Staff are contactable but reception and bar hours are only 12 - 9 Its very cheap sadly you do pay for what you get though.

Motel type accomadation Superior room was brilliant value for money big room big soft bed TV at foot of bed with Netflix included Corner bath in same room or shower room and loo park right outside your door good price for 3 nights bar opposite if required only negative no food but not a problem little village 4 miles from Norwich city centre would definAtely stay again perfect base to explore Norfolk

House keeping was not done so left with dirty cup no coffee sugar or milk damp towels not changed ,bed left unmade told cleaner must have forgotten to do room ,AS PENSOINER EXPECT A LITTLE COMFORT NOT HERE THOUGH

Nice place with friendly staff rooms are clean shame they don't do any food I think they are missing out on a treat nice ground's to walk round can be a bit of a chore to get to if you don't drive buses run every few hours I would stay here again no worries

Had an overnight stay here. Greeted by a receptionist who did nothing but complain what a bad day she had had with things going wrong all day. Although advertised as a bed and breakfast. No breakfast provided. No catering on sight. Booked a twin bed room. Was allocated a family room. Was told that was what we had been allocated and could not be changed. Therefore my 42 year old granddaughter had to sleep in a bunk bed while I had the double bed. Cobwebs in the corners of the room. To have dinner we had to order a take away. Would not recommend this hotel.

The room was cold and although we reported it the heating only worked intermittently. The shower had two settings luke warm or icy cold. We asked about breakfast and was told this would not be available if not enough people asked. Overall very disappointing stay and we would not go back

We booked to stay here through *********** and had to call regarding our dog. We were then informed that the restaurant to the hotel was no longer open and only catering for weddings? NOT what we booked or what is advertised. WE are now stuck in the middle of the hotel NOT refunding us and *********** THIS IS NOT AS ADVERTISED_ PLEASE DO NOT GET CAUGHT OUT AS WE HAVE!

Shower in room was broken, we complained and to be fair the receptionist did get it fixed that evening. The room was dated and not very clean. Dust behind the bed and furniture. Location was good for the area of Norwich and visiting the Broads. Wouldn't book again.

Perfect for the price. Stayed here for 1 night. The rooms are big, tidy and comfortable. We had an issue with the shower temperature being stuck on hot, reported it and a maintenance man was there in 5 minutes to fix it for us. Makes me wonder if anyone else with negative reviews reported the issue or just moaned about it afterwards! Could do with a new shower head but perfect for a cheap 1 night stay before heading on.

We have just returned from a stay at this hotel. Well you cannot call it a hotel there is no hospitality. When we arrived we were told the jacuzzi in the room was not working, and they had not been able to contact me to tell us it was not working, booked online so why not. Given no refund for the extra I had paid for a superior room. I asked if it was necessary to book a table for dinner. To be told that the restaurant was not open. I asked what time breakfast was served. The restaurant was not open at all. I had looked at the website to look up about the restaurant and seen a sample menu. Nothing at all about the restaurant been closed. On return I have read some of the other reviews, one written 5 weeks ago saying the restaurant was closed , why was nothing put on the website to inform visitors. We were shown to our room, adequate, not superior. Told when leaving to leave the key through the letterbox. To leave by 10am. Never saw any staff after that. Their reception does not open until 12 noon. We were directed to the pub down the road, excellent pub, lovely food and rooms to stay, and this is where I would stay in future.

We booked through a third party to stay here for two nights . We saw there was a restaurant and place looked good as we have a dog and limited choice to be near our daughter we came to visit . When we arrived and asked about a dinner we were told there no food here . I asked about restaurant and she just said they don’t have one . We were shown to room ., shower was disgusting, taps were horrendous and looked like they had never been cleaned , dust all over the window sill , thick dust around wardrobe . Opened window for some fresh air to be confronted with the small of dogs mess and flies around . Right under window was at least 8 piles of dogs mess ! I understand they are a dog hotel and pet owners should clean up after themselves but as a hotel they should make sure it is clean . The receptionist need customer care training and the whole place needs a very very good clean . We didn’t stay and the third party got us another hotel . Which was much better and couldn’t do enough for us . The third Perry we use get their information about restaurants etc from OYO , this needs addressing .

Room booked via OYO website as family funeral wake was being held there the following day, prior to arrival I had sent an email enquiring whether the resturant would be open for an evening meal, we had noted on the website that no breakfast was being served. Unfortunately we had no reply back to even acknowledge our query, on arrival we asked the sole staff member on duty who was covering the bar and reception and was advised that it was closed, we were shown to Room 1 which is in a single story building in the courtyard. The standard of the accomadation was appalling and my wife immediatly sent the below email to the owner :- We are in room 1 for the night ☹️. First impression, Lobby floor dirty. All table tops dirty. Kettle inside full of loose brown scale, handle dirty, kettle stand dirty. Cups sticky and dirty, dirty paper stuck to the shelf. Debris in the bedside draws draws. Carrier bag and crisp crumbs under the table. Wardrobe door handle off. Toilet floor wet, leak from the radiator. Toilet brush covered in feases. Toilet bowl dirty. Shower and taps water stained. Dust and "bits" in the sink. I have cleaned the room! Brought anti bac wipes with me thank goodness or we would of checked out!!! Needless to say I am afraid to "dig" into the bed and bedding, will do that in the morning. I have all the dirty cloths saved incase you would like to see us in the morning!!! The pictures we have taken and reviews for Elm Farm will not be good from us, have never stayed in such a uncared for place. Very disgruntled customers. Needless to say no one responded to the email or come and see us to discuss the situation at the lunchtime wake.

I stopped at this place twice and experienced the same issue. The showers in the first room were either to cold or too hot!! after giving the hotel the benefit off the Doubt I stayed a second night in a different room, on this occasion the shower was Just to Hot "Scolding Hot" So totally un-usable :-( Having a shower after a long day at work is something you take for granted, so was vert disappointed and won't be stopping again. A word off advice... If you want to complain to the OYO, probably one of the worst experiences I've had when it comes to customer service!! I gave up after 15 calls and false promises :-(
