We stayed for 2 nights for yhe Christmas markets. Its location and distance to town makes it the perfect place. Its a lovely walk up alongside the river or through the park. The staff/owners are an absolute joy, such lovely people, the food/breakfast was incredibly tasty, as was the service. We were based on the top floor, and we found the room to he big enough for us both. For it to be 4 or even 5, the place needs updating and a bit of tlc. Cleaning needs improving, we had lots of dust and cobwebs in the room, and the ensuite was full of mould on the ceiling. The pictures dont quite reflect the reality, so we did feel a little bit disappointed. Hard for me to be critical, because the owner was such a top guy!

Just returned from a short break at The Sycamore. What can I say? Everything was lovely, cozy room (No.2) , nice corner mpact bathroom, working radiator and also a free standing heater which warmed every inch of the room in minutes. Super comfy bed and pillows, quiet location around 10-15 mk ins walk to York Minster. Spiros the owner is absolutely lovely, nothing too much trouble, always friendly and happy to chat. Superb breakfast with plenty of choice. 3 different cereals, juice fresh fruit, toast etc as well as the cooked options. A real cozy gem if a place - we will definitely stay again when we are next in York. Parking right outside the door - Spiros gives you the parking permit on arrival. We had such a lovely stay we didn't want to leave!! No negatives, everything was smashing.

Beautiful quaint bed and breakfast with a wonderful warm and welcoming host who is full of joy. The rooms are comfortable and traditional with a modern bathroom. We slept really well and breakfast with an open fire in winter is amazing. Only a short walk into town which you can go along the river or through the gardens.

We booked what looked like a lovely double-fronted guest house, but on arrival realised the impressive photo shown online was actually of the neighbouring property. Our actual room was at the top of the house, reached by several steep, narrow flights of stairs. The attic room itself was extremely small, with the bed placed under the eaves — I found it difficult to sit up in bed, and the bathroom was so compact it had no separate sink. It felt cold on arrival, though a small heater was provided later. Personally, I found the upper stairs and attic access quite challenging and felt uneasy about how enclosed it was. We decided to leave early after one night instead of our planned three-night stay. Payment was requested in cash on arrival, which I hadn’t expected. Communication with the owner was tense when we raised our concerns, and unfortunately we were still charged for the full booking. Overall, this was a disappointing experience and I would recommend anyone booking checks carefully which room they will be given and what floor it’s on.

Don't be fooled by the double fronted photo of this palatial place. It looks impressive but the reality is you're seeing the neighbour. If you are lucky enough to be placed on the 2nd floor then you are under the eaves. With the head of the bed at its lowest point. To me it was like sleeping in a coffin. The bathroom was smaller than most wardrobes. So small it couldn't fit a sink. Access to the room is via 2.5 flights of narrow unprotected stairs with no fire doors sealing your access should a fire break out. The access to the roof room or room 6 is via a narrow passage which for sure does not comply with 2005 width fire regulations. Having an uneasy one night our 3 day stay was curtailed for safety issues. The owner was hostile aggressive and in your face intimidating. He billed for all 3nts. We are now in dispute. My guess is that the fire dept is not aware of the second floor. I will happily liaise with the fire dept as to why I believe that. The room was cold. But from a good point the owner provided a heater on the second day. On arrival the owner asked for the 3nts £400 in cash. What do I know it seemed irregular.

A lovely friendly guest house near to the town centre. Spiros the owner was a lovely man. Very welcoming and friendly. And had a good sense of humour. Our double room was spotlessly clean, a big bed very comfortable we slept so well. The bathroom was really nice with a walk in shower. We had a lovely breakfast the two mornings we were there. Spiros daughter can and helped serve the breakfast. While Spiros cooked the breakfast. We would definitely recommend this guest house.

Absolutely lovely little traditional guest house in a beautifully quiet cul-de-sac just 10m walk from the Minster so ideally situated. The host was a lovely man who can't do enough to make you welcome. We had room 6 at the top (only has 6 rooms), lovely comfy bed and despite the warm weather we could leave the windows open to keep cool with no noise disruption. Excellent cooked breakfast made as you want it and with parking right outside at only £3 a day we will definitely return next time we are in York.

這家可愛的民宿非常靠近約克市中心，提供路邊停車位，房東也非常友善。我們這次短暫的約克之旅只在這裡住了一晚，但很想再來。設施乾淨，包括浴室。有樓梯。早餐很棒。

We stayed here at this B&B guesthouse for a few days and we picked a great place. It's a short walk through the park to city centre. Parking outside is available on request. The owners are really nice couple, very helpful and great cooks!( Spiros &Elizabeth). Breakfast was excellent, loads to eat and very filling. Our room was very comfortable and clean. We would book here again.

Came to stay for 3 nights, the first time for about 7 years, and it was just as nice as I remembered. Had a lovely welcome from the owners, Elizabeth and Spiro, who are really friendly and helpful. Everywhere was spotlessly clean and breakfast was great. It's in a good location, about 10 to 15 minutes walk from the centre. Hopefully I'll be back again.

We have returned to this B and B numerous times. Beautiful old house, furnished to be in keeping with its age. Spotlessly clean & lovely bedding. Breakfast tasty and plentiful. Elizabeth and Spiro are perfect hosts, welcoming, friendly and will do anything to make your stay perfect, can’t wait to be back again

A lovely Guesthouse in a good location. The owner Speros was such a happy man with a good sense of humour. Nothing was to much trouble. The house was spotlessly clean. We had a lovely room with a extra large bed.And really nice bathroom with a walk in shower. The breakfast cooked by Speros was amazing. We would definitely recommend this Guesthouse to anyone.
