Overall I enjoyed my two visits of one night each and the price/performance ratio was acceptable. My experiences were: Both stays: + Smooth check-in. Very nice to get a call once the room is ready and to visit the pools before. The second time the lady at check-in did not offer this, though (and I was not called). + The free pick-up at the railway station is high class + rooms are beautiful. + breakfast is excellent + phantastic water landscape The dinner situation is dire. Unfortunately I must explain this a bit. First stay dinner: - Waiters rushing around, behaving as if in a hurry, speaking very fast. There was 20% occupancy or less and lots of waiting personell. The dinner guests were all herded in a small area. Did nobody think of improving the a**osphere by leaving every second of the (small) tables empty ? - I got a cocky (and wrong) answer when I asked which teas (infusions) are available. My question to be moved to a nicer table seemed to be an unheard-of impossibility. - No drink menu was shown and the prices are not mentioned (except the 3 or 4 drink suggestions on the menue of the day. There the white-wine-suggestion-of-the-day (＞EUR 60 per bottle) was way overpriced). - It seems to be a new policy that the buffet options are drastically reduced. Instead of, for example, main-dish-like (seafood, …) choices 3 strudel and 2 (strudel-like) quiche selections were offered, all similar to each other … - Second stay dinner - The change in food policy seems to be permanent. It simply amounts to have not any more the equivalent of a multi-course dinner, but a simple a three course dinner. In former times, I often did not order the main course from the menue because the buffet items were good and diverse main dishes. This is not possible any more, you would stay hungry. Appetizers (sweets) and deserts (sweets as well) are largely indistinguishable. The good antipasti still on the buffet can not compensate this. - Bizarre behavior of the waiter that shows the table: I came to dinner with rather short (but over the knee) trousers. He told me that was told that this is not allowed and management has told him to watch and mention this. Nevertheless he led my wife, me and my son to the table. I mentioned that my trousers are over the knee and that I did not have long ones with me. He said, very loudly, that would not matter and that he hears this all the time from the guests. That was on the way to the table, he probably intended so that all guests could hear him. The reality is that: (1) the hotel can indeed issue such a dress code if it likes. However, this was mentioned in no place, absolutely nowhere. (2) from my experience, it is unusual for a resort hotel to have such a dress code, even in very upscale resorts (as opposed to the dining venues in 5* city hotels, of course).

I would recommend this hotel to anyone. It is a family run facility that provides top quality service and makes you feel at home from the moment you arrive. The team are so friendly and helpful and always have a smile. The spa and wellness centre is extremely spacious and well equipped with a variety of saunas ranging in temperatures, to an infra red room and indoor and outdoor swimming pools. The gym has state of the art equipment and is easy to navigate. We went skiing and the rooms are much better than any other place I have stayed in the past for being spacious. The food was superb, with so much choice at breakfast and dinner. Also catering for vegan and vegetarians. The hotel itself was modern and welcoming and it was nice the Segl family who own it came and chatted with all guests. I will definitely return. Thank you for an amazing stay.

We booked a specific room at Hotel Heitzmann for a relaxing break in Zell Am See, an area new to us although we have visited Austria often. We were sceptical right from the start as the hotel is on a really busy main road and just feels dirty. The reception is not welcoming at all. We were provided with the keys to Room 100. This is reached via a shabby unwelcoming hallway with random picture hung randomly and at all angles. No modern keycard entry to the room, just a key which felt strange. On entry, we were horrified as this was not only not the room we had booked, but I would suggest it is the most basic room in the whole hotel if not Zell Am See. There is a balcony which is above the hotel entrance and right next to the busy road. The noise in this room is horrific! There are traffic lights a few metres away and the room is totally filled with the noise from revving engines and cars blasting horns because the lights have changed. It feels as if the cars/lorries/buses/motorbikes/tractors are literally in the room. The noise and the fumes which you could taste were a total nightmare. The room itself consisted of a bed with the thinest 1 pillow each imaginable and 1 random, thin red cushion each (I was forced to stay for one night and I had to put the bath robe under both). The bathroom had a cracked floor tile and the soap had run out. There was no attempt at decorating the room. Our welcome pack consisted of 2 Earl Grey teabags, 2 coffee sachets and 2 UHT milk portions. Wow - thanks! Breakfast was chaotic, with too many tables squeezed into the breakfast area which was too small. The staff were rushed off their feet and the whole experience was stressful. The food was unappealing although I did have a yoghurt pot which was nice. The breakfast problem was exacerbated by a lack of seating arrangements. This resulted in Arab men choosing to occupy tables to themselves while they scrolled through their phones. Their families were at different tables. We managed to find perhaps the last table and stayed in the room as little time as it took to eat my yoghurt. The rooftop bar is shabby and feels dirty, not at all a place you would want to spend any time. We did see other rooms in the hotel and they looked like the ones in the photo's but ours most definitely did not. The hotel told us that you can never open the windows in these rooms at night because of the road noise. We complained and were moved on Day 2 to a different hotel by our tour operator. If you are looking for a sleepless, soulless, chaotic hotel experience - this is the hotel for you. I give this hotel one star, only because there is not an option for zero star.

Die Zimmer bzw das Appartment sind sehr einfach aber sauber. Eine Renovierung wäre angebracht. Das Hotel liegt an einer lauten ,stark befahrenen Straße. Wegen Personalmangel ist das Restaurant geschlossen und die die Rezeption zwischen 1200 und 1600 nicht besetzt. Es wird ein Frühstück angeboten, welches wir aber nicht besucht haben und deshalb nichts über die Qualität dessen sagen können. Das Schwimmbad ist geschlossen wegen Reparaturarbeiten. Auch die Hotelanlage ist nicht sehr gepflegt, welches aber mit dem Personalmangel zusammenhängt. Sehr positiv zu bewerten sind die Bemühungen, vor allem der Rezeption, diese o.a. Mängel abzumildern. Man hat uns eine Busshuttel ermöglicht , um am Abend ( und sogar einmal Mittags) zu umliegenden Restaurants hin und zurück gefahren zu werden. Am Tag haben wir die umliegenden Alpenschönheiten mit unserem eigenen Auto genossen. Auf die Restaurantempfehlungen des immer freundlichen und kompetenten Empfangspersonals kann man sich verlassen
