The hotel is in a very picturesque location, overlooking a lake. The bedrooms are large, with comfortable beds and prices for a stay are very reasonable. Having said that, the completely uncalled for surly, unfriendly and distinctly unhelpful of one member of staff at reception when we returned to the hotel after going to the Newton Abbot races soured the overnight stay for our group of 7. Firstly, after serving drinks to two members of our group, who arrived at the hotel ahead of the rest of us, he didn't allow them to take the drinks outside to a veranda area so they could have a smoke and could provide no good reason for refusing the polite request. Secondly, when the rest of us arrived at the hotel at around 11.30pm the bar was shut and he refused to serve us any drinks, even though we asked politely, merely wanting one more drink before going to bed. He was also curt, rude and distinctly unhelpful when we asked him to point us in the direction of our rooms, giving one word answers and seeming to regard us all as a hindrance to him. All in all, this experience made us regret our choice of hotel and we are disinclined to return to the hotel in future. A further gripe was that the breakfast service was poor and slow, with cooked breakfasts taking 25 minutes to arrive and many key items missing and not replenished unless guests specifically asked, including cups, tea bags, sugar and orange juice,

Having gone to the passage house pub growing up I found the hotel wanting in many areas concerning the room especially. We had a twin room to start which was in need of updating to the power usage for guests. We moved to another room which we paid more for for two nights which was in worse state. The bed had a rip in the side of the bed about 18inches long. The furniture was old and in need of even a fresh coat of varnish. The shower curtain was poorly placed as it clung to you when showering.😮‍💨 The staff in the morning breakfast were great. The counter service were very helpful and polite. Yet just walking along the corridors was like walking through a 60's hospital.needs a better colour scheme or pictures to life it.

When checking in, the receptionist (older chap) tried to charge me £30 for a z bed. I pointed out that I'd paid upfront for a 1 bed appartment with sofa bed, so didn't need a z bed. He mumbled something and checked his system but no apology for the mistake. I bet some people would have just paid. The apartments are so tired and worn, that even though the bed linen was clearly freshly laundered, the whole place felt grubby with years and years of wear. The pool area and changing rooms were really dirty so we only visited that once. I heard other people commenting about the tiredness of the rooms- I would actually be embarrassed to offer these to paying guests if this was my hotel. They need to close and do a complete re-vamp, as the area is very handy for getting to most places in mid/south Devon and the setting next to the estuary is nice, so this could be a great place to stay. As it is, I'd rate it as even more budget feeling than a Travelodge.

Staff lovely helpful kind. Room fab views spacious. WiFi a bit intermittent for business and few more signs to direct all the way along country track to the estuary as SAT nav not accurate. Breakfast super

Overall the 2 night stay was good although the swimming pool and gym weren’t clean. The room/s however were clean and the hotel staff very helpful. Good value for money which I feel reflects the outdated decor and worn facilities. Not sure I would stay again.

Overall a pleasant stay in beautiful surroundings. They tend to overbook their dining facilities. No brochure, everything on line.management is very finance focused.

We have stayed here lots of times before and it’s been lovely. This time was very disappointing. The carpet in the room was disgusting, stained and dirty. The bathroom needed a proper clean. Breakfast was very disappointing. The first morning we went down at 8.30am and there were no pastries or marmalade out and the toaster was missing. Cooked breakfast is very small and definitely not worth £15. The hotel looks tired and uninviting and like it needs a good clean up.

A very good location for our stay. The only let down was the food. Brakfast was 'served' but it was apparent that it was prepared and left on a buffet, just not insight, rather than freshly cooked. Limited repetitive evening menu.

The room was fine with a good view of the river and the old ferry - clean and tidy with a very comfy bed. The shower was good and there was tea and coffee etc ready for us.
