Stayed at 16 Torphichen Road, in studio apartment 1st floor front. Four ladies. At first glance OK. But then sticking to filthy floor, feet and socks black! Kitchen worktops sticky - nothing to clean them with. Cutlery drawer full of hair and dirty. Duvets were so disgusting wouldn't even put them in my dogs bed. An assortment of bodily fluids - one was so badly ripped only cover holding it together. One of our ladies unsteady on her feet - no bath mat and no handle to hold on to getting in or out. Shelf in bathroom behind sink covered in hair and filthy. Extractor fan not working. Dust on all skirtings. Phoned for new duvets - housekeeper attended - new duvets supplied, new toilet brush and bath mat. Said she would pass on our concerns to management and they would be in touch - still waiting. On the plus side - great location, near tram and some great restaurants.

The location is ideal; close enough to walk to many of Edinburgh’s top sights, and just steps away from tram and bus stops, making it easy to get around the city or to the airport, or just if you don’t want to walk in the rain. The apartment-style setup is a plus, especially for longer stays. It was clean, felt safe, and included useful amenities like a washing machine (note: no dryer, but drying racks were provided). The space was quiet and well-maintained, with everything you need for a short or extended visit.

Stayed for 2 nights during a recent trip to Edinburgh. Location is good, a few minutes from Haymarket station or a 20 min walk to the Castle area. Reception staff were friendly, but we only saw them once during our stay. A warning for those on the top floor, there's no lift and it's a long way up after a day of sightseeing! The flat itself was spacious but decor was tired, scuffs and marks on the walls etc. Double bed was comfy but sofabed less so. Kitchen had everything we needed. Overall, it suited our short stay and being at the cheaper end of accommodation in the area, the quality was as expected.

Booked for 2 adults and 2 children. The children’s bed was disgusting - loose dirt left between the duvet and sheet, between the sheet and mattress protector, and between the mattress protector and mattress. Additional matter of a pair of dirty socks left on the mattress under the mattress protector too. The mattress was also terribly soiled and disgusting. It was evident that NO cleaning or preparation of the bed had been undertaken prior to our visit and that minimum cleanliness and hygiene standards are not upheld. To make matters worse, when reporting this issue via email as no one was present to report it to, the duty manager refused to acknowledge the issue and no resolution or refund offered. Disgustingly poor hygiene, cleanliness and customer service. Have escalated with *******.

Very pleasantly surprised by this place! stayed with a friend and booked last minute not expecting much but big room, clean and nice quality. Staff absolutely delightful too! Would stay again in a heartbeat!
