The b&b is 100% perfect and the whole family are very welcoming, breakfast was spot on. It is a beautiful retreat just what I needed xxxx will definitely be going back Thank you so much Emma dcf

It's a little gem!! Lovely location in Lincolnshire, near enough for the main birdlife sites. Run by Emma and Mark, a super friendly couple. The garden room enables a great space to sit in and relax, away from the bedroom. Breakfast was super-tasty and just the right amount of food. Great little home from home. Would stay here again without hesitation.

Emma was great! She was easy to work with and accommodated my schedule period she cooked wonderful breakfast the next morning and was so kind and friendly at check-in and when I left. Comfortable clean beautiful room and the conservatory was fabulous! Just what I needed

In general all good. Emma was very friendly. The conservatory added much needed home comfort from home. Breakfast could include some cereals and fruits on top of the English and toast, to cater for different needs. A good stay.

Stayed here for 1 night. it quite easy to miss the entrance even with sat nav aid but once found you have your own parking space and own front door. We were greeted by the owner who showed us around. The bedroom is small and the internal door from the entrance bangs on the side of the bed. The bedroom had everything we needed. The bathroom was large. You have use of a conservatory and a bit of outside space with a small garden. Unfortunately we stayed on the hottest day of the year so the conservatory was very hot and we could have done with a fan. However we were able to get some shade in the outside garden. Breakfast in the conservatory the following morning was lovely. The house is a little isolated nothing much in the vicinity but was an easy drive to Skegness stadium where we were going racing.

Planned a one night stay at Sunset House , unfortunately I arrived later than expected however Emma & Mark were most welcoming. The room, bathroom and adjoining conservatory are immaculate and the hosts so helpful. I was very tired from my days walk and the place was so clean I decided on extending the stay for an extra night. Emma enquired if I would like some food bringing in for the second night and promptly set of to the supermarket , returning and cooking pizza. I think this comes under the title .... over and above. Breakfast is delicious and plentiful and a full selection is provided. If you are ever in the area this is a first class place to stay. I will definitely be back.

Really nice place. Clean and cosy. Emma is attentive but not a fussy host and it's great to have the conservatory all to yourself, with the view of the garden & fields. I thought there might be traffic noise at night as the house is close to the main road, but it was surprisingly quiet. A lovely cooked breakfast in the morning. Just what a B&B should be!

Excellent B & B, beautiful quiet location, with beautiful views, very clean and comfortable, owner Emma, so kind and welcoming. Annex, all on one level with double bed and en-suite, TV etc, plus beautiful quiet conservatory, rest/breakfast area. Lovely breakfast, would thoroughly recommend! 5🌟 +
