Hi, We organized birthday party of our son in the hotel hall "The Royal Affair". It was a wonderful experience hposting party, as staff was super supportive and ready for all the help required. Special thanks to Asita Mishra, who was not only the person heading the party with arrangements but also ensured that every little things are clearly delivered and her attitude of customer handling is to the next level. She is the feather in the success cap of the hotel. Although, initially there were glitches dealing with people, but since Asita took over it was all smooth and wonderful. The food arrangements were awesome and every dishes were handpicked as few of them were also suggested by Asita itself. Guests were over whelmed with hotel services adn their promptness ensuring no stone is unturned in making customer happy. All thanks to the people, looking forward to host more gatherings. A 5 star delighful experience.

Classic case of hotels taking customer for granted. So the only two good things- rooms and location (given you have work in and around Vibhuti Khand and Chinhat). We booked 2 rooms for 2 nights (a suite and an executive room), the first night the AC was not functioning at all in both the rooms. We checked in around 3am and couldn't sleep the whole night. We kept complaining and the kept sending the "maintenance guy" who would just come and check the temperature setting on HVAC control (like we don't know how to operate), but no improvement. Day 2, We asked the front desk twice to get the AC checked, to rich they assured that they'll check the AC or change our rooms. Come evening, again same routine, the"maintenance guy" simply declared that AC is cooling optimally and this is how cool the AC gets. As a precautionary measure we left the AC on throughout the day so that it is somewhat better in the evening, but still it was only borderline bearable. You don't expect this in a hotel costing 3800 and 6500 for executive and suite rooms respectively. Even bare basic hotels have effective sir conditioning, it's a must given the heat nowadays. Secondly we for 2 extra beds, at 1000 each, but the quality of beds (especially the headboard) seemed subpar for the hotel. Have attached photos for reference. Thirdly, all the pillow were very thick and stiff. When we requested for thinner pillows we were told that this was the only pillows they had. This was an absolute bummer. You are running a 3- star property, charging nearly 85-90% of what hyatt, hilton, novotel and radisson are available at. We stayed here only due to the location, but it turned out to be such a sour experience. The toiletries seemed way too substandard, even OYO provides better toiletries nowadays. Front desk staff at night wasn't the most pleasant or helpful person, the one during the day shift was polite but failed to help us with the AC issue. Another small ****** is they don't have a common wifi connection that works throughout the hotel. You have to connect separately to different connnections in your room, restaurant and the lobby, and mist staff members seemed unaware or confused about wifi passwords. One area where they outshone was the breakfast- vast spread, good taste, courteous & eager servers, and overall food quality was also good. The door between the bedroom and living room in the suite did not latch. There were wires dangling from under the TV. One particular red wire seemed cheap, out of place and like some sort of "sasta-jugaad". So unless you have to stay and this location and you're not able to find any vacancy in any other hotel nearby, I'd say you avoid this one. It used to be good when it was run as Hotel Ranjee's, post the change in name to Utopian Luxe (and assumably change in ownership/management) things are not the same anymore.

All services of the hotel are good including staff behaviour & food the hotel staff behaved very well & they were polite with guest.

Room, reception lobby, break fast room is good and satisfactory. But service is not satisfactory, for example, staff didn't comply the order for water bottle and house keeping takes more time to comply other orders. During my dinner in zafran, the dining restaurant, it was hot enough as the air conditioner was not on, and no fan was there, the staff didn't care to start the air conditioner, even my request.

The checking in process took lot of time. No one came forward to take luggage to the room. Room had probably left over waste of previous guest stayed. Breakfast platter was good. House Keeping was quick to respond. Restaurant wasn’t up to the mark.

Location is great, the check in was super smooth. But as soon as i reached the room, it was super smelly. Looked like the cleaning was done just 5 mins back. When asked for the room fresher, nobody came with it. The service was pathetic.

The lobby, floors and room were nice and clean. The rooms were big and very well laid out. Although the bathrooms were clean, there was a bad smell due to the moisture. When housekeeping was told, they just used air freshener which didn't last more than 30 minutes. The additional bed in the room was supposed to be laid at 7 pm but wasn't there when we returned past midnight and we had to call housekeeping, who didn't even bother to apologise and just shrugged their shoulders! the food at the restaurant was very good, although a bit too much oil. Overall, very good property but the staff were incompetent and need a lot more training on the concept of customer experience!

Personally, I really like the hotel location and food. Breakfast is served with an extensive selection of foods. The staff members were also helpful and kind. Extremely happy with the hotels cleanliness , the rooms were spacious and we'll organised, equipped with all the required amenities. I would highly recommend this hotel....
