A hidden gem in the heart of Edinburgh, thank you Katie for a wonderful stay. An elegant hotel with charm and character throughout, our room was incredibly spacious packed with everything we could need. A large bed, sofa, tv and excellent shower all made the stay comfortable and relaxing. The true character stemmed from our host Katie who created a warm and homely atmosphere throughout or stay. If you are looking for something a little bit different with style and class, then I cannot recommend 21212 enough.

Situate in a terrace not far from Edinburgh city centre, we had a wonderful stay for a long weekend. Katie greeted us upon arrival and gave us useful information and tips throughout our stay. Only 4 bedrooms and we were on 3rd floor, no lift so good exercise walking up the stairs. The room was superb. Large comfy bed, lots of cushions, great shower and bathroom and a sofa with a view over the garden. Very tastefully done out. We had continental breakfast in a private room with fresh orange juice and fruit and croissants and cereal. Great way to start the day. Old and new town can be reached by walking or using the tram which goes from nearby Picardy to the airport one way and to Newhaven/Leith the other way. Several nice bars and restaurants nearby as well. We had a lovely stay in this delightful residence.

As this was our first trip to Edinburgh, we were unaware of exactly what to expect in regards to location and accommodations. When we first arrived at the restaurant/hotel, we were a little concerned because it did not look like a hotel, but rather a house with a restaurant. Our concerns completely vanished as soon as Beth opened the door and welcomed us in. She was quick to explain that they were in a state of transition of the restaurant. It did NOT matter at all since the location was a short walking distance to amazing restaurants and coffee shop options. There are only a handful of rooms, but each was extremely spacious, clean, and beautifully appointed. The real star of our trip was Beth. She provided us amazing insight as to what restaurants to go to, and where to walk. We literally had a personal concierge who gave us amazing recommendations. I would highly recommend this hotel to anyone.

Just returned from a wonderful trip to Dar Al Masyaf. We are return guests at the summer houses staying more than 30 occasions. The only negative point we have is….Sundowner has moved from 18.00-20.00 to 17.00-19.00 which was disappointing. This changed due to guest feedback, we spoke with numerous guests during our stay some families with young children and families with older children and the response was always the same no one was asked their opinion on this…the preferred time would be 18.00-20.00. We have recommended the summer houses to several people and one of the reasons is the sundowner between 18.00-20.00 this is a fantastic place to meet fellow guests. It would be great if you would reconsider the timing of Sundowner.

What a fantastic gem, we just loved our stay. As far from a plastic business hotel you can get. Amazing room, great breakfast and lovely lovely host. Spotlessly clean and great breakfast. If we go back to Edinburgh, this is where we will stay!

Updated, large, clean and comfortable rooms. Katie, the owner/operator was so helpful and friendly. If you’re looking to experience Edinburgh and avoid the chain hotels, this is perfect. We were able to walk to the city and explore this beautiful area.
